Bed Bug Inspection

Most people who call about bed bugs are not certain that is what they have. Bites, a mark on a sheet and a bad night of reading online is not a diagnosis, and neither is a treatment quote. An inspection exists to answer one question honestly — are there bed bugs in this property or not, and if there are, how far have they already travelled.

How we handle it

  1. 01

    Room-by-room inspection

We start where people sleep and work outward — mattress and box spring seams, the bed frame and headboard, upholstered furniture, baseboards and the rooms next door. In apartments and condos we look at the walls and services shared with neighbouring units, because that is how bed bugs move between them.

  2. 02

    Evidence & identification

We confirm the species from physical evidence rather than from bites. Bite reactions are unreliable — other biting insects and ordinary skin reactions look the same, and some people show nothing at all. If we find something, we show you exactly what we found and where.

  3. 03

    Extent mapping

Knowing there are bed bugs is only half the answer. We map how far the population has spread and which rooms or units are involved, and where the evidence is thin we place monitors so the picture is based on something more than a single sighting.

  4. 04

    Written findings

You get a written record of what was inspected, what was found, and where. If we find nothing, that is what the report says — we do not sell treatment on suspicion. If we do find bed bugs, the findings become the basis of the treatment plan and something you can hand to a landlord or property manager.

Common questions

Bed Bug Inspection — straight answers

Can you tell from my bites whether it is bed bugs?

No, and anyone who says otherwise is guessing. Bite patterns overlap with fleas, mites, other biting insects and plain skin irritation, and reactions vary enormously from person to person. The inspection looks for the insects themselves and the physical evidence they leave behind, which is the only thing that settles it.

What happens if you do not find anything?

We write that down and tell you so plainly. We will talk through what else could explain what you are experiencing and, where it is useful, place monitors so a low-level problem has a chance to show itself over the following weeks. We would rather report a clean inspection than treat a home that does not need treating.

I rent — will this be any use with my landlord?

That is one of the main reasons people book it. You get a written record of what was inspected and what was found, which is a far stronger position than a phone call describing bites. We work with a lot of Calgary property managers and building owners directly, and a documented inspection is usually what moves things along.

Should I clean or prepare before you come?

Do the opposite of your instinct — leave the bed as it is. Stripping and laundering everything the day before removes the evidence we need to read, and spraying the room scatters the population and makes the picture worse. Clear enough space for us to reach the bed frame perimeter and the baseboards, and leave the rest to us.
