Site survey and pressure assessment
We map where the birds are loafing, where they are roosting overnight and where they are actually nesting — three different behaviours that need three different responses. We also note what makes the building attractive, because a nearby food source will keep pressure high no matter what goes up.

Clean-down
Accumulated droppings and nest material are removed and the surfaces disinfected before any proofing is installed. Sealing a system over an unclean surface traps the mess in and stops fixings holding, so this comes first.

Exclusion and deterrents
Netting closes recesses, balconies, courtyards and plant areas; spikes or wire handle the narrow ledges and sign tops; openings into roof voids and parapets are proofed shut. The system is specified per surface rather than applied uniformly across the building.

Monitoring and follow-up

Pigeon Control — straight answers
We tried a plastic owl and a reflective device. Why did nothing change?
Because pigeons habituate quickly. A static decoy or a spinning reflector is novel for a few days and then becomes part of the building. Anything that relies on a bird being startled has a short shelf life; physical exclusion works because it does not depend on the bird changing its mind.
If we proof one balcony, will they just move to the next one?
Yes, if you only do one. That displacement is the single most common outcome of piecemeal bird work, and it is why we survey the whole elevation and tell you which surfaces need doing together. Sometimes the honest answer is that a phased plan over a season makes more sense than one balcony now.
Is feeding really the problem?
It is often the reason the pressure is high. A flock that is being fed nearby — deliberately or through open waste and loading-bay spillage — has a reason to stay in the area, and the proofing then has to work harder. We will point out the food sources we can see, because fixing those makes everything else more effective.
How do you deal with a building that is occupied?
We stage it. Most installs are done from a lift or from the roof, we schedule around trading and residential hours, and on multi-unit buildings we can work floor by floor so no one loses balcony access for long. Our crews are fall-protection and ladder-safety certified, fully insured and WCB covered, and we provide the documentation a property manager needs to approve the work.
