    We start with what prompted the call — the noise, the smell, the sighting, the purchase — because it tells us where to look hardest. If there is no specific trigger and you just want the property assessed, we say so and run the full walkthrough as a baseline.

    The full perimeter: foundation line, utility and gas penetrations, vents and their screens, soffits and rooflines, garage thresholds, decks, sheds, waste storage and any standing water or vegetation contact. Nearly every interior problem starts with something on this list.

    Interior inspection

    Living space, kitchens, storage, basement and mechanical areas, and the attic and crawl space where they are safely accessible. We are looking for evidence and its age — active droppings look different from old ones, and knowing which you have changes the plan entirely.

    Written findings & plan

    You get it in writing: what we found, what species, whether it is active or historic, which entry points matter, and what we would do about each in what order. If part of it is a job for a roofer or a plumber rather than us, that is in there too.

General Pest Inspection — straight answers

What does the inspection actually cover?

The whole property for general pest activity — rodents, insects, birds and wildlife evidence — inside and out, including the attic and crawl space where they can be safely reached. It is a pest inspection, not a structural or building inspection, so we report on what pests have done and how they got in rather than on the condition of the building generally.

Do I get something in writing?

Yes. Written findings and a plan are the deliverable — that is the whole point of booking an inspection instead of a treatment. It is a document you can act on yourself, use in a negotiation, hand to a landlord or property manager, or keep on file as a dated baseline.

We are buying a house. Is this the same as a home inspection?

No, and it is not a substitute for one. A home inspector assesses the building; we assess pest activity, evidence and access points, which is a narrower and deeper look at one specific risk. People usually book both, and a pest inspection is worth doing on any property with an attic, a crawl space or an older foundation.

What if you find nothing?

Then you get that in writing too, along with the conditions we would keep an eye on. A clear inspection is a legitimate outcome and we would rather tell you the noise in your ceiling is the furnace than sell you a treatment for a problem you do not have. Inspections are a standalone service rather than treatment work, so the results guarantee covers treatments; an inspection’s deliverable is the written findings.
